Wachovia World Savings Short Sale Foreclosure
Overview
If you have a home mortgage with Wachovia Bank
formerly known as World Savings Bank and are
beihind on your mortgage there is hope. Wachovia Bank has created
a streamlined process to help with the short sale. Short sales
with other banks typically take months and months, however,
with Wachovia the have shortened the process and created a win-win
for everyone involved in the short sale.
The Obama Administration should stand up and take notice on
what Sandra Villapando is doing at Wachovia. I saw her speak
at a business luncheon on August 12, 2009 at Maggiano's in San
Jose, CA and she received nothing but praises from fellow Realtors
that packed the room. Sandra is a Short Sale Manager with Wachovia
and she covers the entire Santa Clara County, San Benito County,
Monterey County and San Joaquin County. She covers Los Banos
and she covers Monterey as well as San Jose, California.
I work with Sandra at Wachovia Bank and will make sure that
we close escrow in 45 days from the date of the sale. In other
words, I'll place your home on the maket and receive an offer
and from the day that we accept the offer we will get the home
sold. A short sale is something that needs to be considered
when you are upside down on the value of the house.
The lender wants to see the following when considering a short
sale:
1. a hardship letter - this is a simple letter that explains
why you need to sell (divorce, loss of employment, etc)
2. income taxes for the last two years
3. paystubs for the last month
4. bank statements of all savings, checkings, cd, retirement,
etc.
5. personal financial statement - explain in detail all your
monthy income and monthly expenses including food, gas, and
insurance,etc.
6. an offer from a qualified buyer whom has been pre-approved
with Wachovia's lender
7.HUD -estimated settlement statement from a title company
I will help coordinate all the forms and information you need
to gather as well as place your home on the maket and get an
offer. Once we get an offer we will then send the short sale
packet to Wachovia and we should get an answer within a week.
Compare this to the lenders that typically take a month to get
an answer. Once we receive the ok on the short sale we'll close
escrow within 30 to 45 days.
